The world of wooden construction terminology can be confusing. Many terms float around online, each with a different meaning. At our company, we use the term “Offsite Manufactured Timber Frame Elements” (also known as prefabricated modular construction). So, how does this method compare to traditional post and beam construction?
Timber frame construction involves creating a load-bearing framework from wooden studs. Prefabricated Timber Frame Elements represent a more advanced approach. These elements are prefabricated in a factory as complete wall modules, including both internal and external layers. By delivering finished, insulated walls to the construction site, this method significantly reduces on-site work and time.
Traditional timber framing requires transporting raw materials to the site, where builders assemble the frame stud by stud. Once assembled, additional layers such as windproofing, cladding, insulation, and vapor barriers are added. This process has several drawbacks:

Prefabricated Timber Frame elements are produced with all necessary layers and components pre-fitted, such as plasterboard or OSB for stability, Tyvek film for windproofing, insulation, and vapor barriers. Upon delivery, these elements are ready for quick assembly on the foundation. As a result, wall construction occurs within three days, and roof completion takes about two weeks. For simpler roof designs, it’s even possible to prefabricate roof elements, further reducing construction time.
