How Much Does it Cost to Build a Prefab Home?
Prefab homes are gaining traction in the Colorado market and across mountain West states. SmartPads has built homes in Telluride, Gunnison, Boulder, Leadville, Nathrop, Winter Park, Steamboat Springs, and Hayden, as well as expanding into Montana and soon to be in Utah, Arizona, and Wyoming.
Why is Prefab Becoming So Popular?
Why has building prefab become so popular in the resort communities in these states? With building costs sky rocketing and build times trending into the years instead of months, prefab has become incredibly attractive. Prefab is a high-quality, more efficient building option that suits the needs of today’s homeowner. We pride ourselves on transparency and efficiency, so we wrote this blog to help you to understand how much it costs to build a prefab home from start to finish.
Let’s Breakdown of the Cost of Building a Prefab Home
Every SmartPads home is a little different, and the level of customization affects overall cost. So while we can’t answer exactly how much it will cost to build a prefab home, we can help you understand the breakdown of costs.
Approximately half of your budget will be used to purchase your SmartPads home. Your SmartPads home is delivered as a complete package, right down to all the finishes, installed appliances, lights, and cabinetry. The other half will be managed by your General Contractor (GC) and will include foundation, excavation, utilities infrastructure, landscaping, driveways, retaining walls, local labor, and materials. There is a lot that goes into preparation of the site such as removal of trees or boulders, or adjusting the site work as needed if there is a steep slope. Looking to keep your budget in check? An easily accessible, level lot with utilities nearby require the least amount of site preparation and therefore lowers your cost.

Cost-Savings of Prefab Homes
Prefab homes come with many cost-savings when compared to traditionally built homes. For instance:
Higher Quality
A prefab home is built to a higher degree of accuracy than site-built homes, is more energy efficient, and is built to withstand shipping so it is considerably stronger.
Faster Build
Prefab modular homes are delivered and completed onsite much faster than stick-built homes, usually within 30 days or less.
Energy Efficient
Your home is built with more exact tolerances reducing air infiltration, which accounts for up to 20% of the heating and cooling cost of a home.
Lower Cost
Our construction methods reduce waste and expensive onsite labor, and we pass these savings on to you.
